First, the direct answer

On Well Travel, a 1–12 month rental is confirmed only after the deposit is paid. If you cancel before check-in, the deposit is not refunded. If you leave before the end date, the deposit is not refunded unless you have already paid the full rent for the contract period and leave only slightly before the end date. That is the standard policy for rentals in Vietnam, Thailand, and Indonesia. How a booking is confirmed

Well Travel is not a booking engine with fixed prices. The price in a listing is valid only at the moment of publication. Hosts set the actual price for your specific dates. To see it, send a request from the catalog for a property you like, or ask Well Travel to request all available options for your dates. When hosts confirm, their offers and prices arrive in your chat automatically.

Once you choose a home, Well Travel prepares the standard bilingual contract — in English and the local language. In Thailand, for example, the contract is in Thai and English. The contract names the exact apartment, dates, rent, and deposit. After the contract is issued, you transfer the deposit. Only then is the booking confirmed.

What you pay and when

  • Deposit — paid in advance, after the contract is prepared. For a one-month booking, the deposit is usually one month’s rent. For longer bookings, the exact amount is stated in the contract.
  • First month’s rent — paid at check-in, on move-in day.
  • Deposit is held by the host or owner, not by Well Travel. The company never stores your deposit or rent.
  • Payments — accepted in crypto, rubles, or via an exchange transfer to the host’s account. We do not take online payments in USD or EUR.

Longer stays usually work out cheaper: from six months and up, hosts generally offer a lower monthly price than for a one-month booking. The exact price is always quoted for your dates.

Cancelling before check-in

Because the deposit is what reserves the property, there is no free cancellation after it is paid. If your plans change and you cancel before check-in, the deposit is retained by the host. There is no partial deposit refund. In short, cancellation means loss of the deposit.

Leaving before the end date

If you move out earlier than the date in the contract, that is early termination. The deposit is returned only in one scenario: you have already paid the full rent for the contract period and leave slightly before the end date. If you leave well before the end date and have not paid the full rent for the contract period — for example, you booked a year at a reduced monthly price and leave after two months — the deposit remains with the host and is not returned. The contract period was reserved for you, and the deposit compensates the host for that commitment. Deposit guarantee

If you complete the stay according to the contract and the host does not return the deposit without a valid reason, Well Travel will return the deposit from the company’s own funds. This guarantee exists because the deposit is held by the host, not by Well Travel. It means that if a host cannot be reached or simply does not honor the agreement, you are not the one left covering the loss.

Other safeguards in the process

  • You book the exact apartment named in the contract. No one will offer you a “similar” unit on a different floor or with a different view at check-in.

A note about visas

The rental period can be longer than your current visa. You do not need a visa that covers the full rental term to book. What matters is that you renew or extend your visa on time during your stay. If visa problems do force you to cancel, the standard cancellation policy — loss of the deposit — applies.
